1. How does the internet work?
We provide built-in 1GB fiber internet service in all townhomes, with direct fiber connections to each unit. Residents will need to supply their own compatible router (such as Linksys, Netgear, or a similar brand) capable of supporting gigabit speeds. Simply connect your router to the ethernet port located in the living room or bedroom, set up your Wi-Fi network and password, and your internet service will be ready to use immediately.

2. What is the average approval timeline?
Once an application is submitted and income verification is completed through our third-party provider, Snappt, approval decisions are typically made within 48 hours of the application date. Applicants will receive a Snappt verification link via email shortly after applying.

3. What amenities does the community offer?
Our community offers a comfortable residential neighborhood atmosphere with convenient access to nearby attractions, including Mulligans Golf & Games, Lifetime Fitness, South Towne Shopping Center, and I-15 freeway access.
Nearby dining options include Marias Mexican Grill, Tsunami Sushi, and Texas Roadhouse. Within the community, residents can enjoy amenities such as a playground, cornhole area, firepit lounge with Wasatch Mountain views, and thoughtfully maintained outdoor spaces.

4. Does the community offer EV charging access?
Yes. Every townhome includes a two-car garage equipped with a built-in 240-volt EV charging outlet for faster and more convenient vehicle charging.

5. Is the community pet-friendly?
Yes, we welcome up to two pets per home. Breed restrictions do apply, and additional details can be found in the application qualifications.
The community features nearby walking trails, access to the South Jordan River Parkway, and an on-site dog run designed to encourage exercise and socialization for pets and residents alike.

6. Is the community safe?
While we cannot guarantee safety or security, the community is located in a highly regarded area and features modern construction with state-of-the-art lighting systems that automatically operate during evening hours.
Our team follows Greystar screening policies and approval procedures to help maintain a comfortable living environment for all residents. Prospective residents may also review local activity through CrimeReports.com.

7. How does parking work?
The community offers complimentary first-come, first-served guest parking throughout the property. Each townhome also includes two assigned garage parking spaces, and many homes feature an additional two-car driveway.
Please note that parking on the main community streets is prohibited.

8. When is rent due?
Rent is due on the 1st of each month and is considered late after the 3rd.
Residents may set up automatic payments or make one-time payments through the Bilt Rewards app. We also offer Flex as an option for residents who prefer to split rent payments throughout the month.

9. Is there an HOA?
No. Rise is a professionally managed lease-only community and does not operate under a homeowners association (HOA). All landscaping, grounds maintenance, and community management services are handled by Greystar.

10. Will unfinished basements be completed in the future?
The Big Sky 2-bedroom, Arrowhead 3-bedroom, and Timberline 3-bedroom floor plans include unfinished basements. These spaces will remain unfinished and may be used for storage or other personal needs. *Finished basements are only included in select 4-bedroom floor plans.
